Nicholas P. Villani
Associate

Nick Villani is an associate in Venable’s real estate group.  Mr. Villani focuses his practice on corporate real estate financing, including loan origination, secondary market transactions, and other secured transactions.  Mr. Villani assists clients with resolving title issues, drafting and negotiating loan documents, and all other aspects of real estate transactions.  Mr. Villani also has experience representing clients in financing and restructuring seniors housing loans as well as commercial leasing and subleasing matters.

Significant Matters

  • Representation of Fannie Mae in connection with the restructuring of a $7.1 billion credit facility secured by more than 100 multifamily properties.
  • Representation of special servicers in connection with restructuring loans secured by retail shopping centers across the country.
  • Representation of Fannie Mae in connection with the restructuring of a $3.5 billion loan portfolio secured by 250 senior housing facilities.
  • Representation of an international communications company in the negotiation of a long-term headquarters ground lease.

Activities

Mr. Villani has served as pro bono real estate counsel to a local housing cooperative in connection with pre-development financing and corporate organization matters.

Mr. Villani also led the organization of a non-profit corporation focused on aiding injured public service professionals and secured recognition of 501(c)(3) status for the organization.

Mr. Villani is a member of the American Bar Association, Maryland State Bar Association, and District of Columbia Bar Association.
