Working closely with several different developers, the team has helped secure key entitlements and approvals for transformative residential, hospitality, and mixed-use projects that will shape the future of several Arlington neighborhoods. The Venable team working on these projects includes Matt Allman, Ked Whitmore, and Zach Williams.

4201 31st Street S—Shirlington House—Infill Development with Neighborhood Preservation
Representing Snell Properties, Venable secured approvals for Shirlington House, which includes a 73-unit infill development featuring a combination of multifamily and 2-over-2 stacked townhouses. Located in the vibrant Shirlington neighborhood, the project retains the existing residential building and parking garage, preserving community character while delivering new housing options.
2100–2200 Crystal Drive—Adaptive Reuse for Hospitality and Housing
Representing JBG Smith, Venable secured approvals for the adaptive reuse of two 11-story towers of vacant office space in Crystal City. The project will transform the area into a new mixed-use development featuring a 344-room hotel and a 195-unit multifamily residential building.
1901 & 1911 Fort Myer Drive—One Rosslyn—Urban Redevelopment
Representing Penzance, Venable secured approvals for the complete redevelopment of a key office site into One Rosslyn, a major residential complex. The project will introduce three high-rise towers totaling 845 dwelling units (over 957,000 square feet).
3601 Wilson Boulevard – Office-to-Residential Transformation
Representing Gilbane Development Company, Venable achieved approvals for the adaptive reuse of a 6-story, 121,200-square-foot office building located in the Virginia Square/GMU Metro submarket. The property will feature 94 multifamily units, enhancing housing supply in a transit-accessible neighborhood.
