Gina Zentz counsels clients on a broad range of business, real estate, and affordable housing matters. In her commercial real estate practice, she represents lenders, owners, developers, and investors in the acquisition, disposition, development, construction, and financing of commercial real estate projects. In her affordable housing practice, she represents lenders, for-profit and nonprofit developers and sponsors, project owners, tax credit syndicators, and investors in the negotiation of the acquisition, equity investment, joint venture ownership, and financing aspects of transactions, and navigates clients through income and rent restrictions affecting affordable housing projects.  

Gina is experienced in negotiating and closing complex commercial real estate finance transactions, and structured and mezzanine finance transactions. This includes rated and securitized debt obligations, multiple sources of funding and subsidies, including tax-exempt municipal bonds, low-income housing tax credits, construction loans, conventional bank loans, equity investments, Fannie Mae and Freddie Mac agency-insured loans, and Federal Housing Administration (FHA) and U.S. Department of Housing and Urban Development (HUD)-insured loans. Gina’s experience also includes representing lenders and services on loan restructurings, secured real estate dispositions, bond and loan sales, and workouts.

Gina is also experienced in negotiating and closing municipal bond transactions for lenders, bond purchasers, and developers of multifamily and senior housing projects, and photovoltaic solar facility financing.
